Magenta Living is inviting tenders from suitably qualified contractors to deliver External Wall Insulation (EWI) cladding reinstatement works across three residential sites on Merseyside.

The contract will reinstate external wall insulation systems at Liscard House, Sunningdale and The Towers, helping to improve the safety, performance and longevity of Magenta Living’s housing stock.

Magenta Living is seeking an experienced contractor to deliver External Wall Insulation (EWI) cladding reinstatement works across three of its residential properties: Liscard House, Sunningdale and The Towers.

The contract has an estimated value of £6 million and forms part of Magenta Living’s ongoing investment in maintaining and improving its housing stock. The successful contractor will be responsible for delivering reinstatement works across all three sites during the one-year contract period.

Although the procurement is divided into three lots, bidders must submit a tender covering every lot. Failure to bid for all three will result in a non-compliant submission, and all lots will be awarded to a single supplier.

  • External Wall Insulation (EWI) contractors
  • Cladding installation and remediation specialists
  • Principal contractors delivering residential refurbishment projects
  • Building envelope and façade specialists
  • Housing association maintenance contractors
  • Contractors experienced in occupied residential buildings
  • SMEs with the capacity to deliver multi-site refurbishment programmes

The geographic lot structure may make this opportunity more accessible to regional suppliers who can demonstrate strong coverage and service delivery within their chosen lot.

This procurement is about far more than carrying out cladding works. With quality accounting for 60% of the evaluation score, Magenta Living will be looking for contractors that can demonstrate strong project delivery, resident engagement and quality management alongside technical expertise.

Strong submissions are likely to need clear evidence of:

  • Previous EWI and cladding reinstatement projects
  • Experience working within occupied residential buildings
  • Resident liaison and communication processes
  • Health, safety and quality management procedures
  • Programme management across multiple sites
  • Social Value commitments and community benefits

As all three lots will be awarded to a single supplier, bidders should demonstrate they have the resources, capacity and project management capability to deliver the full programme successfully.
